MEnD Consulting was engaged by the City of Perth to investigate and make recommendations for the rectification of the waterproofing system on the roof of the Council House building located at 27 St Georges Terrace, Perth WA 6000. There were ongoing issues with water ingress that has resulted in damage to the internal ceiling and building finishes at the 11th floor.
The investigation has identified that there were numerous points where water had been penetrating through the roof waterproofing system and into the building, causing damage to the internal finishes. The predominate locations where water ingress has occurred have been around the sumps and penetrations in the slab, i.e. service pipes. The overall condition of the structural slab was not possible to determine. However, it is likely that there are cracks or joints in the slab that also present paths for water ingress once the primary waterproofing membrane has been compromised.
MEnD secured several core samples to confirm the details of the waterproofing system and substrate. It was found that the original bituminous membrane was present as well as a thick light weight concrete screed.
Different remedial systems were proposed and presented to the City of Perth for consideration. MEnD also provided budgetary advice to assist with planning the works.
